Classic marketing
is dead.

Performance marketing for real estate & proptech - developers, brokerages, rentals, commercial and proptech SaaS. Meta files property under the Housing Special Ad Category, so age, gender, ZIP code and any radius under 15 miles are gone before you write a word. And one unit is six figures, which means the only numbers worth reporting are booked viewings and reservations - never the cost of a click.

Your portal lead has already been sold to three other agents.

Cases

Real estate targets, and the real cases behind them

Tap a case - we'll show the details. Figures are from live campaigns; brand names withheld under NDA. No real estate or proptech campaign of ours is published yet, so the targets below are modelled from two live cases that share the mechanic rather than the market - Investment Platform and Forex Broker, both bought on the conversion that pays rather than the one that is easy, both run under targeting we were not allowed to use. Those two real cases are underneath, with their true verticals on them. Full portfolio across every vertical →

Modelled targets, not delivered results. The ranges below are projections. The real campaigns they are modelled on sit underneath, with their actual verticals and figures on them.
Real estate: what we would target
Developers · TARGET
Reservations, not registrations
$25-60K/mo$1,800-3,600 per reservation+
Task
Fill the show apartment with buyers who can complete, with age, ZIP code and any radius under 15 miles off the table.
Modelled on $25-60K/mo · first honest read at 90 days
Target — not a delivered result
$1,800-3,600 per reservation
$180-340
Per booked viewing
8-14%
Viewing→reservation
$1.8-3.6K
Per reservation
What we would run
  • Creative doing the qualifying that Housing-category targeting is no longer allowed to do
  • Phase releases and launch weekends bought as their own flights rather than as always-on
  • Reservation and exchange pushed back from your CRM so bidding chases contracts, not enquiries
Rentals · TARGET
Signed leases, not tour requests
$10-25K/mo$320-600 per signed lease+
Task
Cover the voids you can already see coming, against a minimum radius wider than one building's catchment.
Modelled on $10-25K/mo · first honest read at 45 days
Target — not a delivered result
$320-600 per signed lease
$55-110
Per booked tour
16-24%
Tour→lease
$320-600
Per signed lease
What we would run
  • Live availability from the property system, so no budget goes to a home already let
  • Total monthly cost carried by the ad, so the unaffordable click never happens
  • Signed leases sent back as the conversion event, never the tour request
Brokerages · TARGET
Listings won, not buyer enquiries
$8-20K/mo$300-650 per listing won+
Task
Buy vendors who will instruct somebody this quarter instead of buyer enquiries the portal has already sold three times.
Modelled on $8-20K/mo · first honest read at 60 days
Target — not a delivered result
$300-650 per listing won
$90-180
Per valuation booked
25-35%
Valuation→listing
$300-650
Per listing won
What we would run
  • Vendor demand and buyer demand split into separate accounts with separate numbers
  • Agent recruitment kept in its own account, because it is declared Employment and not Housing
  • Instruction and completion pulled from your CRM into bidding, since the fee lands months after the click

Bring investors with a $1,000 minimum deposit. Quality over quantity. Same mechanic a developer runs on: the registration is free and proves nothing, and only the second gate pays - a funded account there, a reservation on a unit here. Months of nurture sit between the two in both.

Straight answers

The questions you're actually asking

What if it doesn't work? +
Then we're not doing our job. We work in short cycles and put real numbers in front of you - FTDs, CPA, ROAS - from the first weeks. If the trend isn't there, you'll know fast and you can walk. No 12-month lock-in to hide behind.
Do you actually work in regulated categories? +
Property is a declared category, and the reason matters: these restrictions come from fair-housing law, not from a platform's mood. Meta files real estate under the Housing Special Ad Category, so once you declare it you lose age, gender, ZIP code, most detailed targeting and lookalikes, the exclusions go with them, and 15 miles is the tightest radius you can buy in the US. Google restricts housing ads the same way, on age, gender, parental status, marital status and ZIP code. Getting that right is the job rather than a thing to route around, and broad reach with creative that does the qualifying is how these accounts run now. The second half of the answer is arithmetic. One unit is six figures, so an account judged on cost per click or cost per lead can look excellent while it sells nothing. We buy booked viewings, reservations and signed leases, which means your CRM has to send outcomes back to the platform. Our published work sits in verticals with the same shape - Investment Platform and Forex Broker, where the cheap first conversion and the one that pays are different numbers under restricted targeting. Real estate itself we would run as a test with your CRM wired in from day one, and we would say so on the call rather than after the invoice.
Who actually runs my account? +
The people on this page. A strategist, a media buyer and a creative lead - and Pavel reviews it before kickoff. You won't get handed to a junior the day after you sign.
How fast can we start seeing things? +
First creatives are usually live within 72 hours of kickoff. We move fast on purpose - in these verticals, momentum and fresh angles are most of the game.
What's the minimum budget to start? +
It depends on the vertical and GEO, but as a rule of thumb: paid campaigns start making sense from $5k/mo in media spend. Below that, start with the free audit - we'll tell you honestly whether paid is your channel right now or your money is better spent elsewhere.
Who owns the ad accounts, creatives and data? +
Depends on the setup. In these verticals campaigns often run on our agency account structures - that's part of what keeps them durable. What never changes: full transparency. Every statistic, spend line and report is shared with you, and the creatives we build for you ship with you.
How do you report? +
A live dashboard you can open any day plus a weekly strategy call. You see spend, CPA and ROAS the same way we do - no monthly PDF theater.
Do you sign NDAs? +
Standard practice - most of our clients are under NDA, which is exactly why the cases on this page have no brand names. Your project stays as quiet as you need it to be.
